2. View a Selection of Properties
You should always view more than one property here in Northern Cyprus, so that you can get an idea of the area you would like to live in. 3. Putting in an offer
By this time you will have worked out your budget so when you find the Northern Cyprus property you want, an offer can be made. Unwin Estates has a legal responsibility to put any offer forward and will give you feedback on the vendor’s response. The process of negotiating around the price can be lengthy and there are no fixed rules but do make sure that you are clear as to exactly what you want included in the sale in terms of fixtures and fittings.
4. Paying a Holding Deposit
Once your offer has been accepted a holding deposit should be paid, this will enable Unwin Estates to suspend the property until the sale completes and you take the keys to your Northern Cyprus home.
5. Arranging finance
Make sure that you compare all available mortgages (if needed), even if it is not with your current bank you need to shop around for the best rate, it could amount to £100s per month saving. If no mortgage is necessary you will need to arrange to get the funds to your lawyer.
6. Arranging buildings insurance
Remember that you are responsible for insuring your new Northern Cyprus home from the day that contracts are exchanged. Again, ensure that you have looked at a range of products comparing competitiveness and what is actually covered. Not all insurance products or companies are the same, Unwin Estates have found that many of our clients have stayed clear of the cheaper end of the market as when they have come to make a claim they have found that they were not covered as comprehensively as they thought.
7. Instruct a Solicitor
Once you know that you are 100% purchasing the house in Northern Cyprus, you need to instruct a solicitor to start drawing up the contract and applying for your purchase permit (if needed). You can also send all of your funds for the purchase of the property to your solicitor to hold until the completion of the sale.
8. Exchange and completion day
Before an exchange of contracts can take place, you will have to sign the contract with your solicitor. Once the contracts have been exchanged your solicitor will release the money to the sellers lawyers and you will collect your keys from Unwin Estates for your new home.
